The rent includes • Your room; single bed, bedding, wardrobe, shelves, drawers, bedside light • Shared kitchen/ cupboard space/communal dining area and access to kitchen utensils/cooking equipment • Shared bathroom with 2 other tenant • Garden • Washer/dryer/ laundry powder/cleaning equipment and materials • Tea, coffee, sugar etc • Space in loft and garage for storage • Gas, electric, internet, water, council tax and Netflix • Parking space Expectations • Smoking is ok, as long as outside • Cleaning will mostly be done by owner unless you want to do it yourself • Parties/ gatherings/overnight guests are fine as long as agreed with other residents Tenure • Is six months initially and renewable. If the tenure is NOT renewable after 6 months, the owner will give 2 months’ notice to the tenant.

Hello! We are looking for a lodger. We are looking for a student/ young professional. Small garden. Happy to accommodate smoker who doesn’t mind smoking outside. We are in a ‘new build estate’ (sovereign Park) which is just off the main road, so it’s easy to get a bus into town. The station is about a 30 min walk, but there are regular buses. There are a few nearby shops for essentials. We have room in garage for a bike and there is parking for a car. Dog lover is essential. Our house consists of Alex- the owner, aged 52 retired and my two boys, one is a ft decorator aged 21 and the other is 11. We have 2 lodgers, our first lodger is a lovely Singaporean female (trans) and she is at York Uni. Our second lodger who is also lovely is 26 yr old trans male and a volunteer with lots of LGBT communities. My kids and I are straight but we have enjoyed having LGBT lodgers and we all get on very well, often socialising together, sharing meals. We have two annoying dogs. We are looking for a really easy going lodger. and one student aged 21 . And two dogs! We are a really easy going household, music lovers festival goers and enjoy cooking .
