Rent & Deposit:
One Month’s Rent in Advance:
Payable prior to move-in (e.g., £575 & £675)
Full Deposit:
A deposit equivalent to 1(one) month’s rent is also required prior to move-in.
Deposit Return:
Deposits held by the TDC (Tenancy Deposit Scheme)
The full deposit will be reimbursed to the tenant on the agreed move-out date, provided:
*The rented room and all shared areas used are left in the same good condition as at the start of the tenancy (fair wear and tear excepted).
*The tenant has met all obligations under the tenancy agreement.
*ANY damages beyond fair wear and tear must be rectified and repaired by the tenant to a professional standard prior to leaving.
Failure to do so will result in the cost of necessary repairs being deducted from the deposit.
If repairs are not undertaken by the tenant, the landlord will retain the required amount from the deposit to cover these costs.
Tenant Requirements:
Must provide satisfactory references (previous landlord and employer).
Must provide 3 months of bank statements as proof of income/affordability.
Commitment to maintaining a clean, tidy, and respectful shared home.
Must be ready to pay one month’s rent in advance AND the full deposit prior to moving in.
