We are looking for a new housemate to join us in our large, friendly 4-bed house in Lower Clapton

The room you’ll be taking over is a spacious double room on the second floor with a large window that overlooks the neighbourhood. The room comes furnished with a double bed and a large wardrobe - optionally can include the TV and desk if needed (both pictured, and fairly new). Room dimensions: 3.8m x 3.9m (roughly) with high ceilings

The house also offers a huge, airy living room, a study/storage room that overlooks the street and 2 bathrooms - 2 toilets, and showers (one that doubles as a bath!)

We’re on a quiet, residential street in the heart of Lower Clapton with green spaces all round and the high street right around the corner. If you like fresh air and sun, we have Millfields Park, Hackney Marshes, Hackney Downs park and London fields all within walking distance! The high street and Chatsworth Rd are filled with bars, cafes, bakeries, markets and an eclectic mix of shops. There’s also a selection of the all-important grocery stores close by!

We have great Transport options - with Clapton Overground station within 10 mins walk and several other Overground stations and bus routes for easy access to Central London, Dalston, Stratford and beyond.

• Rent is £1250pcm, and the deposit is one months rent
• Bills come out to £120pcm per person which covers all the essentials and shared items like cleaning supplies etc.
• Current lease runs until Dec 2025
• Preferred move in date is early to mid July onwards - with flexibility either side

ACCESSIBILITY The house does have a few steps to reach the entry and another flight to get into the main levels.

We are all young professionals working in mixed creative industries - music, music publishing and children’s book publishing. We’re inclusive and open-minded, LGBTQ+ friendly and welcome people from all backgrounds.

You’ll be joining a friendly and social house, where everyone enjoys hanging out and having a chat! You’ll often find us gathered in the kitchen or lounge catching up on our day! We do also enjoy the occasional drink at one of the many nearby pubs or on our patio area - enjoying the sun. While we are social, we’re all independent and respectful of space and noise and have created a space that genuinely feels like home - relaxed, welcoming and full of good vibes!
