The ideal person would be a full-time professional, who is clean, responsible, reliable and respectful of both shared and personal space. This is a smoke-free home, so I kindly ask for no smokers, please. Single occupancy only – sorry, no couples.

The room is a good-sized double but comes unfurnished (a wardrobe included only).
Shared fully equipped kitchen, bathroom, and living room.
Plenty of storage space, including private storage.
Private parking space available.
Located in a quiet residential area with excellent bus connections (~20 minutes to Princes Street).
Nearby amenities include a gym, large supermarkets (Morrisons ~ 10 minutes’ walk, Lidl ~ 20 minutes’ walk).
Close to the sea, offering great walking, jogging, and cycling paths.
Rent & Bills
Rent: £472 per month + bills (council tax (Band B), electricity, gas, and internet).
Deposit: £487.50
The tenancy is managed through a letting agency, so all necessary reference checks will be handled by them before signing the tenancy agreement.

While it is nice to have friends over occasionally, this is a home for two people, so she would prefer to keep visits to a minimum to maintain a quiet and homely environment.
