I have a fully furnished cozy single room in a 2 bedroom house located in a central area within a great, safe neighbourhood, with shops nearby and supermarkets like Aldi and Lidl a direct bus ride away. Room available from 15th/16th Jan (rent to be pro rata for Jan) and can be flexible with move in date. The room comes with a single bed with drawers underneath, desk, chair, full length mirrored wardrobe and extra shelves, nightstand and ample sockets. You only need to bring your personal effects. Modern bathroom is shared and fully equipped. Modern kitchen is fully equipped-oven, fridge, freezer, dishwasher, washing machine, ironing board & iron with dining area. The house has a spacious living area with broadband and a back garden. We share cleaning duties equally and keep the house tidy and clean at all times. I also value good clear communication with each other. Female post grad student preferred, suitable for a tidy quiet person and street parking can be available. Bills inclusive for energy cost up to £60, excess to be paid. Need to be considerate about using electric and heating please.

HOUSE RULES: No parties, no overnight guest, no smoking/vaping, no loud music, no pets, must be a tidy person who cleans up after themself.

Location is very central with 4 separate options for bus stop nearby. Bus journey times to some popular destinations include *4mins to Cameron Toll/15 mins walk *25-27 mins to George Square and Edinburgh Waverley train station *14 mins to Royal Infirmary of Edinburgh/ 25 mins walk *15 mins to Kings Building campus / 21 mins walk *30 mins to Edinburgh Napier University Merchiston Campus *29 mins to fort kinnard *3mins to Straiton Retail park
