Hi all,

Flatshare in a beautiful Walthamstow new build (E17 6DL). Rent and other info at bottom 🙂

I’ve moved back to my mum’s to save some money. Now looking for someone to take over the second half of my year tenancy with Equipment Works just by Blackhorse Road Station, to live with my friends Di and Immie who are a couple with a lovely labrador puppy.

It’s a double room in a new build and the girls have an ensuite so the main bathroom with a bath/shower and toilet will be yours. The flat is in a development directly next to Blackhorse Road station so you can get central really quickly.

The complex includes:

  • a private gym with a couple of exercise classes per week (dance fit and yoga I believe)
  • a swanky common area with a pool table, shuffleboard, table football as well as lots of comfy sofas
  • a work from home studio with desks, meetings room and coffee machine
  • a sort of home cinema screening room you can book
  • a big BBQ you can also book
  • communal seasonal events where you can meet other residents
  • a big green courtyard in the centre of the development, which our flat has a balcony over.

It is a great set up but I think the location is probably equally attractive, as you can get everywhere really fast with Underground, Overground and a couple of buses serving it. In terms of the area, there is a Tesco and Co-op within 5 mins walk, and you are a 15 mins or so walk from St James Street which has some nice stuff, as well as one stop away from Walthamstow Central which has a lovely market and a slightly less lovely (but useful) shopping complex).

There is lift access to the flat from a well paved street so it is accessible.

You will be a cotenant in a contract with building, and their requirements are:

  • Confirmation of Employment (Employment Contract)
  • Verifiable Right to Rent Documents
  • Confirmation of previous address and/or previous landlord references
  • No CCJs or Bankruptcy on record

Rent is £1,050 PCM for a single person which is 40% of the total, though the girls would be happy to have a couple, and would then ask for half, about £1300. The three of you would be cotenants, with Immie as the lead tenant. Rent is exclusive of bills, which come to approx £110pp each month (based on 3 people in the flat). Council tax band B.

The landlord also needs one month’s rent as a deposit, which is 900 for each of us, though am happy to split that with you in recognition that it will be a 6 month tenancy for you 🙂

About the roomies

Di and Immie both work full time, from home quite often, and you would be welcome to do the same either in the flat or downstairs. They are quiet, cook occasionally, and sometimes watch tv in the evening. They don’t want to have house parties in the flat, but very happy having people over for dinner parties etc, as long as you clean up after etc.

Max is a young labrador pup (who features in the pics). He is completely adorable - very gentle and well behaved, but you will need to be a dog lover, needless to say.
