Double ensuite room available to rent from November 21st, in a modern house. To live with only 1 other (me!) in a 3-bedroom house in the GU2 area of Guildford.

Am looking for a female housemate who is of a similar age to myself (44) and is a full-time worker.

I work from home full-time in my own room, so house is quiet and calm :)

The room has just been re-painted so will be freshly decorated for you 🙂

Live-out landlord. I manage the bills/rent on their behalf.

Only a 20 min walk into town. Bus stops a 2-minute walk away. Near to Co-op, Sainsbury’s Local, Shell/Little Waitrose petrol station, GP practice, Lidl, The Gym…very good location. Also within a few mins drive onto the A3 at the Dennis’s Roundabout and A3 at Guildford Cathedral.

The house is situated in a private road with on-road parking available (no permit required and never an issue to park).

The room comes unfurnished (although a double bed may be available to buy from the previous female tenant if you wish - see photo) and the rent includes all bills. There is Sky fibre wireless broadband. TV aerial socket in room. 4 double plug sockets in room. 2 Velux windows. Enclosed rear garden with lawn and small patio area. The house is a 3-storey house and the room available is on the top floor with its own internal flight of stairs so very private.

I am on the first floor, room advertised is top floor so in effect a floor each :)

Downstairs WC along with a fully equipped kitchen with tall fridge/freezer, washing machine and dishwasher (an overspill fridge/freezer is also available in the garage).

Deposit of £350 and rent/bills in advance to cover rent/bill period November 21st to December 31st - a total of £1505.38 Bills included. Minimum 6 months contract (rolling months thereafter).

I have lived here as a tenant for 7 years now and really like living here. The location is great! I would like to live with somone who appreciates peace and quiet and their own space. I work from home, in my bedroom. Would love somebody helpful, considerate and kind :)
