Madigan's room

I’m looking for a flatmate for my wonderful place in Clapton right next to the canal with a balcony overlooking the park. The flat 8-minute walk to Clapton overground station. 3rd floor with an elevator in the building. Available August 27th.

Partially furnished – I own most of the furniture in the living room. The bedroom comes with the dresser and potentially the bed frame (current flat mate still needs to decide).

The room is an ensuite and has a good-sized closet. The flat has a great kitchen/living area and a second bathroom.

Rent is £1150 per month and the deposit is around £1200. On average bills have been less than £75 per month/ per person including internet, gas, electric and water. I’m a student and so it would be amazing to find another student (so we wouldn’t have to pay council tax) but I’m open to anyone and just hoping to find the right fit.

You will have to pass reference checks which require an income (or savings) of £31,500 (to be confirmed with the estate agent).

About me:

I’m 30 years old and currently doing my PhD. I’m from Canada and have been in London for 4 years now. I mostly work from the office but from time to time will work from home in the living room. I’m happy to have a flatmate that works from home or not.

I spend a lot of time cooking and like to have a place where I can invite a few friends over and entertain or just hang out on the balcony while the weather is nice. I like to go hiking on the weekends and am learning to play tennis.

I am looking for someone who is friendly, welcoming and wants a place to make their home!
