Freshly refurbished, fully furnished double bedroom available in a cosy, quiet, semi-detached house in the Bramley area of Leeds (LS13 2JN). The comfiest bedroom in the house (thanks to new lush carpet installed!) overlooks the very spacious rear garden; it comes with double bed/mattress, bedside table, two chests of drawers and a desk/chair – there’s also a large built in storage cupboard. Additional storage space can be made available on request.
Bramley shopping centre is only 6 mins walk away (Tesco superstore, Post Office etc). Leeds town centre is approximately 20mins by bus/bicycle and connection routes are fairly regular. No’s 49 and 91 bus stops are right outside the house, No 60 (Airline) and 508 only 10mins walk away. Kirkstall Forge and Bramley train stations are also both approximately 20 mins walk away.
The rent is £600pcm, inclusive of all bills (including super fast, fibre-optic broadband) and the security deposit is £600, both of which are payable up front alongside a signed lodger agreement.
This room/house share would suit someone who is responsible, tidy and mature whilst being friendly, well-humoured and easy-going and looking for somewhere a bit more peaceful/spacious/private rather than a large house share. For couples to be considered an increase in the rent would be necessary. Not suitable for families or individuals with live-in children, sorry.

About the roomies
You will share the communal living spaces (kitchen/diner, lounge, bathroom and all outdoor space) with the live in landlord, myself! I’m a 42yr old working, professional, laid-back British chap who enjoys cooking and often spends a lot of time in the kitchen (when time allows). I prefer listening to music than watching TV (although do enjoy movies and a series). Musically my tastes are eclectic (although predominantly non-commercial), but it’s never loud and usually quite relaxed (Sundays tend to be for jazz/soul).
I’m used to keeping to myself, but also hoping to find someone to share conversation, TV, music and dining together occasionally, but with zero pressure on being sociable. I’m happy either way, just someone I get along with ideally.
