Water and electric are factored in based on usage for one person, so will be subject to responsible usage. Electricity is on a pre-payment meter and will be credited each month (if needed, additional top-ups will need to be made by the individual).

A cleaner also has access and will visits around every 2 weeks to carry out some essential upkeep, cleaning and dusting. Lodger will be expected to keep areas, sinks and work surfaces tidy behind themselves to allow the cleaner to carry out duties effectively and efficiently.

Great location - 10min bike ride or 15-20min walk to UoS (1 Mile) and Suffolk New College. 10min walk from town centre, bus stations and swimming pool (0.6 Mile). 15min walk to Ipswich train station (0.8 Mile). 5min walk from Lidl and Suffolk Retail Park with an Argos, Halford’s, The Food Warehouse (Iceland) (0.3 Mile), another 5mins further is a large Sainsbury’s supermarket (0.6 Mile). Close by is a Tesco Express (0.3 Mile) open till late including Sundays.

A reference will be required and evidence of your current status as a student. This will be will be a student status certificate showing you are enrolled on your course for this academic year or an e-mail from your course leader or admissions officer confirming the status of your current application if you are still in the process of enrolling.

£200 security deposit and £498 rent will be required before moving in to cover your first months rent. 3 further payments will be made in advance and will coincide with student finance maintenance loan payment dates. Should you wish to terminate the agreement, 28 days notice will need to be given, any rent that has been paid in advance that covers the period after the 28 days notice period will be returned.

Flat share is with myself, I’m a student currently studying away from home during term times, so the flat share will be generally free to the lodger of this room during term times.
