Close to canal, parks, river, local shops, leisure centre, library, climbing and bouldering walls etc Lots of on street parking. Great transport links for city centre, Bradford etc. Close to motorways too.

Would suit someone WFH/professional/student.

£400 all bills included EXCEPT COUNCIL TAX. It’s council tax band A so if you’re working it ll be extra £50 per month. If you’re a full time student or on some benefits you don’t pay council tax.

Clean positive private people welcome. Not really into late nights anymore so noone on late nights work or socialising lots. ! A cat and dog live here too. Homeowner is chilled, friendly, loves baking and boardgames.

Small garden to the front. Very good access to Leeds city centre, Kirkstall 10 minute walk and Headingley 25 mins, 30 minute walk to Unis. Access to the motorways and both Leeds-Bradford city centres.

References will be requested on agreement. Checks and deposit paid when you say want the room.
